We’ve been paying close attention to what our clients are asking for- and that is a quick, easy, custom way to improve their existing properties. The market is tough right now. Not everyone is wanting to invest in new super properties with the uncertainty of things at the moment- that’s cool, we get it. But, improving the investments you already have so that you can make MORE MONEY from them is a great way to go right now. So we made you a package!

  

We have streamlined this package to be everything you need to bring your property up to top notch, back into the top performers for your area- and we’ve done it without having to charge anywhere close to our full design fee.

Sign up

Grab a spot on our schedule below. Pay 50% of the design fee now to hold your spot. Fill out our questionnaire and send us all of the pictures you have. Our questionnaire will ask if you already have any ideas, concepts, if there are any comps you would like to surpass, timeline, etc. Please give us all of the info!

Hang tight

We’ll get going on your custom refresh design. We’ll use your existing furniture wherever possible, and put together a cohesive plan for improvements for every room. We’ll send it over to you within one week from when you book in a linked canva presentation. The remaining design fee is due

Execute

We’ll send your presentation with all of the notes and links to order everything we’re suggesting. From there, it’s up to you to order and execute! We’ll also include some of our most popular deliverables to make your life a lot easier - you can check those out below to see what’s included

  2. A template link to our awesome project tracking Google sheet for you to fill out to stay organized and on top of things

  3. Free lifetime access to our hugely popular STR Smartphone Photography course, which will teach you how to style your new updates and get your whole property photo-ready. It will also teach you how to take and edit your photos if you want to go that route!

  4. A “room guide” PDF that will give you all of the tips, tricks, hacks, rules, and info you need for things like art placement, bed making, hanging curtains, rug sizing and more!

Budget for updates

  • When refreshing a property, one of the most important things to keep in mind is that while we know you want to spend as little as possible, you really HAVE to spend a certain amount to make enough of a change to make a difference in your occupancy and nightly rate. To put it bluntly, it won't be worth your time otherwise.

  • This amount usually ranges from $8k-$20k, depending on the size of the property (i.e. smaller properties will be less, larger properties will be more).  

  • The refresh package is made with budget in mind, so all of the things we suggest will be from places like Amazon, Wayfair, Target, Home Goods, Storyline Prints, etc.- and we'll find you everything on sale and at the best possible prices... but it does add up when we're doing a full property. So, we'll ask for your budget in the inquiry form, and we'll do our best to stick to it- but please keep in mind that if you aren't able to invest at least the amount noted above, you may not get the results you're hoping for. However, if you take the leap and trust the process, you'll be amazed how much it will do for your listing!

    Like, we love a good game room and hot tub, don’t get me wrong, but part of OUR design process (the U of the SSUFF Method) is Upgrades. An upgrade is what makes you different. An upgrade is where we look at what everyone else is doing, and then do something different and better.

    That’s why we chose to have a Real Adventure Game designed for our property in Colorado. All of the story, clues, props, and side quests were created specifically for our property, the location, and the regional history. The game can be played totally on the property, or guests can choose to go on “missions” that will help them explore local landmarks and off the beaten path features of the market. Games come with instructions for placement and setup, or can be installed for you.

    And the feedback so far? Guests LOVE IT!
